When South Florida homeowners are faced with unexpected damage from a flood, fire, wind or any other unexpected mishap they have two choices.  One call their insurance adjuster, two call a South Florida Public Adjuster.

There are lots of excellent reasons why a home owner should call a Public Adjuster instead of simply turning the situation over to a company adjuster.  In this article I will outline all the services we provide as a public adjuster.  In addition, I’ll provide some very useful tips on some of the games insurance companies play to save themselves money.  One key takeaway is that a public adjuster works for the homeowner and a company insurance adjuster works for the big insurance company.  There is a reason why public adjusters exist in the first place.  When a homeowner is dealing with home damage, it’s a very upsetting situation.  After all, this is where you live, it’s your place of comfort, and a place to unwind after a day at work, handling the kids, running errands, and so on.  Coming home to a flooded kitchen, or other home damage is a sure way to end the comfort. The stress of this situation results in homeowners wanting to get their life back to normal fast.  Enter the big insurance company agent or adjuster.  While they may act like you are their number one priority it only makes sense that their first priority is their job. Since the main goal of any company is to turn a profit, reward the shareholders and same company money, they are not going to simply give away free money.  This results in a process that is not always the easiest to maneuver through.  Chances are, as a homeowner you are not familiar with all the in’s and out’s of insurance claims.  Can you rely on your insurance company adjuster to get you the best settlement?  Think about it?  Now let’s consider the role of the Public Adjuster.  The public adjuster works for the homeowner.  This means that they get paid when the homeowner receives a fair settlement.  While it’s true that a public adjuster receives a small fee which as a percentage of the settlement the amount of the fee is worth hiring a public adjuster when you consider the amount of the increased settlement.

Guide to South Florida Public Adjusters
When your home is damaged as a result of a hurricane, flood, fire, wind or broken plumbing, calling a public adjuster is the best way to return your home to normal.

UPDATED 7-21-2021 –

Here we go again!  The first reminder that hurricane season is upon us happened with the recent visit by hurricane, then tropical storm Elsa.  This storm approached from Eastern Caribbean and passed the tip of Florida.  It then traveled north toward the Gulf Coast close to Tampa.  This is an area that gets hit often.  While we are a South Florida public adjuster who is based in the east coast of Florida, we often get calls from the Tampa area.   This hurricane season has been one has had homeowners concerned because of the actions taken by some insurance companies.  It seems that some insurance companies have decided to look for ways to cancel insurance policies as this years hurricane season approached.  Read our article which talks about this.  How to prevent your home insurance policy from being canceled?  When an insurance policy is canceled, it’s not a pleasant situation for the homeowner.  The policy holder is left scrambling to get a new policy.  There are several reasons why an insurance company would cancel a policy.  One reason is poor home maintenance.  If your roof is very old, and needs replacement, waiting for a storm to punch a hole through your roof is not a good way to get your insurance company to cover the cost.  Homeowners in the past, who have attempted this have found that this doesn’t work.  If you have an old roof that is in need of repair, don’t wait until your insurance company drops your policy.  If you are unsure of what to do, call us at (561) 789-4369 and have us inspect your roof.

Once a hurricane or storm hits South Florida, the warm calm waters of the Gulf Coast provide the perfect environment for a storm to grow into a hurricane.

As we move into the next storm season, many home insurance companies have taken a renewed interest in denying or underpaying claims.  Below are 5 ways an insurance company could underpay or deny you of the damage settlement you are entitled to.  We have found that most homeowners who call a Public Adjuster in South Florida, reach out for one of these reasons.

1 – Determining a damage claim is beyond the scope of the policy

When your home suffers damage from a storm, broken plumbing pipe, or other unexpected situation.  A call to a Public Insurance adjuster is the best decision a South Florida homeowner can make.  By understanding in advance what is in scope and what is out of scope, a homeowner will have a better final result.   Filing a claim, only to learn that you claim is out of scope could leave a homeowner with no recourse. By reviewing your policy with us before calling your insurance company you can rest assured that your claim is not going to be considered out of scope.

2 –  Property damage on factors not covered by the policy

There are plenty of reasons why a home could suffer from damage.  Most should be covered by your home insurance policy.  However, there are always those under the wire situations that may not by covered.  Just like on point one, you don’t want to learn that you placed a claim which is based on a factor that is not covered.  Often damage happens for several different reasons.  The key is to place a claim based on a factor that is covered.

3 –  Inadequately inspecting property damage.

Most of the insurance claims we place are results of inexperienced insurance adjusters missing certain aspects of property damage.  Many inspectors are over worked, and miss the additional damage that could result from the initial damage.  One very common example of this is roof damage that leads to water damage and mold growth.   Read this article on how mold grows.

4 – Long delays in handling your claim

This one is so aggravating,  There are so many stories of how homeowners get stuck living in less that pleasing environments with their claims are being pressed.  Finally after the homeowner has had enough they are ready to settle for anything.  As a public adjuster in South Florida, we will make sure your claim is handled quickly and professionally. In many cases, we can also get homeowners a cost of living settlement so that there is a roof over your head while your claim is being handled.

5 – Offering a settlement to repair what must be replaced

Face it, sometime repairing a damaged or potentially toxic item is not the best course of action.  While repairing may be less costly, it’s not always to best choice.  After working with thousands of clients, we have learned to often there is no substitute for a replacement item.

Three different categories of water damage insurance claims.

Did you know that different types of water make for a different category of insurance claim?  Because each different water classification means a different claim type it’s important to know the difference between each water damage situation. Not all water damage is equal, and as a South Florida public adjuster we know how to handle each type of water damage classification.

Category one water damage.

When water escapes from a main water supply source, such as a faucet or a garden hose or water plumbing entering your home it is known as fresh water and classified at category one.  Because this is fresh water it does not carry any bacteria or pose an immediate health threat.  However, it’s important to remember that, just because it’s fresh, doesn’t mean mold will start to grow over time.

Category two water damage.

This Category of water damage is much more serious.  Category two refers to water that has a substantial chemical or biological component as well as many other contaminants.  A homeowner or home occupant is much more likely to become ill when exposed to category two water.  This is known as “Grey Water”.  Water damage from a toilet bowl with urine or a sump pumps as well as discarded dirty water from dishwashers or washing machines.  Fall into this category.  When faced with this type of water it’s important to act fast.  This is a type of water a person should not handle without some form of protective covering.

Category three water damage.

This is the most dangerous type of water damage a homeowner can have.  Otherwise known as Black Water, you don’t want this in your home or property.  This water results from backs up through drains or sewers under ground.   This type of water contains contaminated bacteria, which is health hazard.  We strongly recommend that only a professional handle this type of water.  Any item that comes into contact with category three water needs to be either thoroughly cleaned and disinfected, or disposed of completely.

If you have any questions regarding water damage insurance claims please call us at Fox Public Insurance Adjusters, (561) 789-4369 we are a licensed public insurance adjuster experienced in handling all three types of water damage.

What does fire damage insurance cover?

A fire damage policy should cover smoke, heat, and the water damage, which results from the extinguishing of the fire.  Then there is the actual structural damage to your home.  Sometimes a home could be repaired, other time it’s better to declare your home or property a complete loss.  As a South Florida public adjuster we will scrutinize every aspect of your insurance policy making sure the settlement has your best interest in mind.

Another aspect of our job is to work with, and advise other professionals such as electronics experts, plumbing service providers, and structural engineers and in some cases chemical safety experts.  Making sure all these providers work together is an important aspect of handling a fire damage claim. If you have suffered from fire damage and need insurance assistance call us at (561) 789-4369 We provide our services all throughout South Florida, so if you are located in West Palm Beach, Jupiter, Palm Beach Gardens, Lake Worth, Boynton Beach, Delray Beach, Boca Raton, Pompano Beach, Fort Lauderdale, Wellington, Deerfield Beach, Stuart, Port St. Lucie, Parkland or any other town in Palm Beach County, Broward or Martin County call us for a free home damage assessment.

HOME DAMAGE FROM SMOKE

Based on how quickly the fire gets contained, along with the source of the fire, the smoke that fills a room can actually cause more damage than the fire itself.   Even if a house fire can be quickly contained, the smoke alone could create additional destruction.  Smoke from a fire bleeds into walls and home surfaces and is usually impossible to remove.  The contamination of fabrics, woods, paints, plastics and other surfaces may require complete removal,

Cleaning or resurfacing these types of finishes and surfaces may make them look good, but what about the smell?  Some insurance company adjusters may tell the homeowner, simply repainting or refinishing will bring your home’s interior back to normal.  When it comes to damage caused by smoke, an easy repaint or resurface usually isn’t adequate.   Furthermore, when it comes to smoke damage, a quick and cheap repaint often is not enough to repair your home correctly.  While this fix it quick and easy attitude, may save the insurance company money it’s not in the homeowner’s best interest.  Our goal is to make sure the homeowner’s settlement covers the full cost needed to bring your home back to pre-fire and smoke conditions.

Insurance claims resulting from smoke resulting from fire are usually difficult to negotiate. An insurance company could break down your damage claim into pieces that are more difficult to claim.  In a home fire, there could be a separate water damage claim, a smoke damage claim a personal property claim.  There is also the question of, repair or total loss.  It’s our job as a public adjuster in South Florida to make sure you, the homeowner are not shortchanged or receive an underpaid settlement.

We recently came across a very informative article on how a homeowner, who’s home damage claim was denied  received a proper settlement as a result of calling a public insurance adjuster.  Read the article here: Forbes article on hiring a Public Adjuster.

In addition to the stress of seeing your home or property destroyed or damaged by smoke, the financial nightmare this sort of damage is another issue.  This is not a time when a homeowner wants to receive a settlement that does not cover the cost of all the damage.  Having to spend your hard earned savings, to repair or replace parts of your home is not why homeowners carry insurance.   Because everything in the path of a fire will be damaged and is almost impossible to clean, professional assistance is needed when filing this type of claim.  Smoke damage insurance cases are often difficult to negotiate. This is especially true when the smoke and fire damage is a result of a fire that starts in a neighbors home and spreads to your home or property.   The complexities of filing a smoke damage claim are vast and there are many that loopholes insurance companies may use to save themselves money.  This is why we will walk you through the entire process of filing a smoke damage insurance claim.   We handle these claims from beginning to end   By hiring us at Fox Public Insurance Adjusters you can avoid the headaches associated with filing a fire and smoke home damage claim.

We offer our services throughout all of Palm Beach, Broward and Martin counties.  In addition, our services include free home damage inspections.  If your home or property is located in West Palm Beach, Boca Raton, Delray Beach, Lake Worth, Port St. Lucie Jupiter, Fort Lauderdale, Pompano Beach, Parkland, Wellington or close to any of these towns we would be happy to inspect your home’s roof damage for any possible insurance claims.

If your roof is damaged it’s important to have it inspected before any further damage is sustained.  A damaged roof could worsen over time as a result of wind and rain.  Depending on the extent of the damage small animals could enter your home through the damaged roof as well.

Because homebuilders use a different variety of roofing materials, the extent of the roof damage could vary depending on the type of materials used.  Metal roofs provide the most protection in a hurricane; most metal roofs will resist winds up to 160 miles per hour.   Next ceramic tile roofs have a wind resistance of roughly 130 miles per hour, however they can crack when hit with flying debris.   Asphalt shingles are the least expensive option when it comes to home roofing. Unfortunately they will only have a wind resistance up to 110 miles per hour.

In South Florida, roof damage occurs for a variety of reasons.  Windstorms, hurricanes, extreme heat hail; even lightning could strike your homes roof.  Because each type of roof damage situation is unique a you’re best choice when dealing with roof damage is to hire a public insurance adjuster.

If your home has suffered roof damage, and you are considering a roof damage claim, you definitely should seek the services of an experienced South Florida public adjuster.  At Fox Public insurance adjusters we can inspect your roof damage and accurately determine how much your insurance company should pay.

When you consider that roofing materials in South Florida range from wood shingles, to metal, or many other materials, it’s important remember that a public adjuster such as Todd from Fox Public Insurance adjusters has many years of experience documenting, photographing, submitting, and negotiating settlements.  His experience and skills will result in you receiving the best settlement possible.

Boynton Beach storm tree damage

Because hurricanes, storms and high winds are a part of life here in South Florida, It’s important to properly prepare before hurricane season.  Our website is filled with articles on how to ready your home or property for storm and hurricane season.  Here are some links to our home protection articles.  Protecting your home from a hurricane.  This article covers topics such as protecting windows, tree maintenance, floods and more.  This article talks about what homeowners should do after the storm. After the storm hits.

SOUTH FLORIDA HURRICANE INSURANCE

In South Florida, hurricane insurance could be included with your homeowner’s policy.  However, with that said, you don’t want to find out your home is not covered after your home is damaged.  My advice, Check before the hurricane season starts.

In the event you don’t have hurricane coverage included in your policy you should have a talk with Todd.  Once he evaluates your situation he can advise you what to do.  Hurricanes start to grow in the warm tropical oceans and usually travel east.  Sometimes they travel northeast, or just north.  The question is not, if a hurricane will hit South Florida, the question is when.  Once a hurricane forms, and starts moving toward South Florida it may be too late to take action.  The time to prepare is way before hurricane seasons starts.

When a hurricane strikes, the damage could be catastrophic.  Home hit by a hurricane could have, broken windows, damages roofs, flood damage which could lead to mold, broken doors, broken roof tiles that could fly off and smash car windows, other home windows, and a wide range of other stuff.  At Fox Public Insurance adjusters, we are experienced in handling these types of claims.  Further more, a hurricane can damage a roof slightly.  Then in the upcoming months, the damaged roof could develop a slow leak.  That leak could start mold growth.  Once that happens you will need to talk with a mold damage expert.  By calling a public insurance adjuster, your home could be inspected before a major problem starts.  At Fox Public Insurance Adjusters, home inspections are free.  If your home recently faced a hurricane, and you suspect damage to you roof or home, call us at (561) 789-4369.   Our address is 1263 Gondola Ct, Boynton Beach, FL 33426

TORNADO INSURANCE CLAIMS

In addition to hurricanes, Tornados also hit South Florida.  Because tornadoes consist of wind speeds that reach up to 300 miles per hour they usually destroy or damage everything in their path.  A violently spinning tube of air that is so powerful it causes immense destruction in just a few seconds.  Because the lifespan of a tornado could be only a few seconds, they can develop, cause great damage, the disappear a second later.  Tornados can also range in size, from only 25 feet to 2 miles, a tornado can rip entire home communities to shreds in an instant.  Homes that are not well grounded such as mobile homes could become airborne, and thrown around and destroyed.  Smaller Items such as glass, roof tiles, rocks, junk and other debris could become a projectile and punch holes through anything in the path.   As a South Florida public adjuster we can inspect your home, document the damage, find any hidden damage and handle your entire insurance claim, so that you receive a settlement that will cover all the damage to your home.

LIGHTNING STRIKE HOME DAMAGE

Did you know that South Florida is the lighting capital of the world?  It’s also known as lightening alley.  When a storm develops, lighting is usually included.  The power from a lighting strike is extremely powerful.  It can snap a huge tree, blow apart a roof or chimney or wipe out an entire home’s electrical system.  As a South Florida public adjuster we get called out to inspect lighting strikes on a regular basis.  Often lighting will strike a tree, breaking it into pieces that then hit and damage other parts of a home.  Sometimes homeowner’s claims will be denied, because there is damage a place far from the tree.  However, once we inspect the damage, it becomes apparent that a part of the tree such as a broken limb flew off and hit something else such as the roof, home wall, window, or pool enclosure.      If your home was hit by lightening, make sure you document all the damage before removing or discarding any items, Because of the electrical power associated with lightning, a strike can cause major electrical problems to your home.  Everything from appliances, security systems, computers, and televisions could all be damaged.  If you have valuable electronics, we recommend purchasing a surge protector for some extra protection. Then a lightning strike makes direct contact with a roof, the resulting damage often causes a crack, which becomes a roof leak.  This must be checked out and repaired.  Once the water enters your home, mold can grow, causing more damage.  As a licensed South Florida public insurance adjuster, we can help with this damage claim.   At Fox Public Insurance Adjusters we have the knowledge and skills needed to service this type of damage claim.

If you are located in Palm Beach County, Martin County or Broward County, and have roof damage as a result of a lighting strike, hurricane or from strong winds, call us at (561) 789-4369 our office is located at 1263 Gondola Ct, Boynton Beach, FL 33426

WIND ROOF DAMAGE INSURANCE CLAIMS

After spending hours working on your home landscaping a strong windstorm hits and damages you garden and your home.  Next your insurance adjuster will visit and try to determine the cost of the damage.  During this process, it’s the adjuster’s decision regarding the amount of the settlement.  The problem here is that the adjuster works for the insurance company and not you, the homeowner.  When the damage to your home, garden, lawn and roof are all tallied up, do you think the amount will be in your favor.   What if the insurance adjuster assessing the cost of your home’s damage works for you, the homeowner?  What if the insurance adjuster doesn’t have your best interests in mind?  This is why hiring a Palm Beach county or South Florida public insurance is the smartest choice you could make.

When a windstorm hits, the damage to your home could have be devastating.  After a windstorm, homes could suffer structural damage, roof damage, and tree damage, even power line damage.  During the months of June through November, windstorm is at their most powerful.  These strong winds can cause such a wide range of damages.  Often insurance claims in Palm Beach County or South Florida are denied because the inspector from the insurance company over looked major issues.  If you have already received your settlement and you suspect that you have been underpaid, call us at (561) 789-4369 once we visit your home, we could re-open your claim and make sure you are properly paid.   We are based in Boynton Beach, at 1263 Gondola Ct, Boynton Beach, FL 33426 however, we serve all of Palm Beach, Broward and Martin counties.  If you are located in West Palm Beach, Jupiter, Palm Beach Gardens, Lake Worth, Boynton Beach, Delray Beach, Boca Raton, Pompano Beach, Fort Lauderdale, Deerfield Beach, Stuart, Port St. Lucie, Parkland, or Wellington, call us for a home assessment.

Because hurricanes in South Florida are a common occurrence, calling a public adjuster is the best choice when you are faced with home damage.  Often insurance companies over look the hidden damage that results from a hurricane.  It’s our job to document the visible damage, and also the hidden damage what occurs when a hurricane hits you home.

SOUTH FLORIDA HURRICANE ADJUSTER

When a hurricane hits, it takes a toll on entire communities.  The loss of life, injuries, home and property damage, can leave people confused, stressed, and emotionally distraught.  This is the perfect time for insurance companies to under pay or deny insurance claims.  Once an insurance company overlooks property damage, or underpays a claim, it’s difficult for the homeowner to get them to change their mind.  However, a public insurance adjuster can re-open you denied case, tack on the additional damages, and get you re-opened claim paid.  Due to all the stress, confusion and injuries, associated with hurricanes, many types of home damage go unnoticed.  For example, a piece of debris, such as a roof tile, gardening tool, even a branch from a fallen tree could hit a roof, causing a crack and a small leak.  Rainwater from a storm could cause water intrusion, which often grows into mold.  It is months, before a homeowner starts to smell mold growing.  Even a water spot tucked into a corner of a bedroom may not be noticed for weeks.  After a storm or hurricane it makes sense to have your home inspected by a public insurance adjuster.

At Fox Public Insurance adjusters, our job is to work on behalf or the homeowner so that the homeowner receives a settlement that covers the entire cost of the damage.  It doesn’t matter if the damage was caused by an appliance leak, broken pipe, hurricane, wind, lightning strike, fallen tree, or vandalism. A South Florida public adjuster could address any home damage.  In addition to addressing the obvious damage, we also find the hidden damage that is not so obvious but will result in additional problems in the future.    It’s a fact that hiring a public adjuster often substantially increases the amount of a home damage claim.

4-19-2021 – update. I was recently brought to our attention that home property insurance companies now have a new tool which they can use to reduce settlement amounts paid to South Florida homeowners.  This new tactic comes in the form of insurance agents preferred service provider program.  It works like this.  When the home or business owners decided on an insurance company, the insurance company offered a special premium discount, if the homeowner agrees to use the services of the insurance companies preferred service provider.  This is sold to the homeowner under with the understanding that the service provider, be it a, plumber, mold removal company, roof repair company has been giving the seal of approval by the insurance company.  Now everyone knows that not every repair company is the same.  Some are better than others.  The problem here is the fact that, customer choice has now been removed.  Sure the homeowner saves money, but at what cost?  What if the homeowner has heard bad things about the service provider?  What if the service provider the insurance company originally contracted with is no longer in business?   Why would an insurance company agree to this arrangement?  The answer is simple, the preferred service provider has been given a cap on the amount they can charge.  For example, a South Florida home with flood damage, may be told by the insurance company that they can only charge for moisture removal, but not mold damage.  In one case we found the the insurance company only allowed the service provider 2 days of moisture removal.  In this case expensive equipment was needed to remove moisture.  Since the home which suffered the water damage, needed more than two days of equipment use, mold continued to grow after the preferred service provider left.  We got the call that the home stilled smelled musty days after the service provider left.  What did we find when we inspect?  More mold growth.  The result of this service call was a reopening of the closed claim and continued mold removal.  As a South Florida public adjuster, our advise is, do not agree to a the use of a preferred service provider, even if your insurance company offers a discount.
